Some believe they have the expertise needed to navigate all the legalities involved with selling a home and the time necessary to dedicate to the task. Maybe they feel that by selling privately, they will be "saving the commission". There may be many reasons, but here are some of the key reasons why using a REALTOR® is beneficial to the homeowner.

A REALTOR® can provide you with a variety of services that include setting a listing price within current market guidelines using recently sold comparables. They can offer advice on how to make your home show its best, develop a marketing plan that suits your needs and will represent you during negotiations to make sure your best interests are protected. A REALTOR® will also be able to post your home on the Multiple Listing Service® where it can be seen by other co-operating REALTORS®. Once posted on the MLS® system, your home will also be advertised on the Canadian property website, www.realtor.ca. As for "saving the commission," many buyers making an offer on a home that is For Sale by Owner will take into account that the services of a REALTOR® are not being used and they will deduct that portion of the commission from the asking price. Not to mention a FSBO may do three transactions in their lifetime, while Coldwell Banker Supercity Realty does hundreds a year. This lack of expertise in realty transactions leads to costly mistakes.
